Vacation Rental Policy

IN GENERAL

Our rentals range from a rustic cabin on the lake to luxurious lakeside homes. Because all are individually owned, they are all equipped differently. Feel free to contact us so that we may answer any questions you may have regarding the specifics of your rental property.

Mobile homes, tents, or trailers may not be brought onto the rental properties and please, no pets. Tenants must furnish their own linens, towels, food, cleaning supplies and personal items for the rental period.

RESERVATIONS

Your reservation may be made by calling or stopping by our office which is open 7 days a week. After hours please leave your name, phone number and identify the property of interest to you and the time frame in which you are planning your vacation. You may wish to check our website (www.lakesregionrealestate.com) for any new listings which may have become available since the publication of this magazine.

DEPOSITS

A 20% deposit is due 7 days from the date of the reservation to hold your vacation rental.

The balance of rent, security deposit and an 8% N.H. Rooms & Meals tax is due 60 days prior to occupancy. All reservations made less than 60 days prior to occupancy must be paid in full.

The security/damage deposit is refunded within 14 days after tenants have vacated the property per the terms of your rental agreement.

PAYMENT METHODS

Deposits and payments should be made payable to Century 21 Lakes Region Realty by cash, certified check or bank draft if paid less than 30 days prior to occupancy.

CANCELLATIONS

Our cancellation policy is as follows: Rentals may be cancelled within 7 days (?grace period?) of the execution of your rental agreement without penalty with any deposits refunded to you.

A cancellation fee equivalent to 20% of the rent will be charged in the event of a cancelled confirmed reservation following the 7 day grace period. In this event, all sums paid, less the cancellation fee, shall be refunded to you if we are able to re-book the property for the same period of time under the same terms and conditions.

CHECK-IN

Check-in time is 3:00pm at the Century 21 Rental office located on Route 25 just over the Center Harbor/Moultonboro town line. There shall be no early check-ins under any circumstances. CLRR staff is available to answer questions and assist you with needs until 7:00pm on the day of check in and again on the following morning at 9:00am. Should there be any issues/concerns with a property after 7:00pm on the day of check in, the tenant will have access to CLRR staff as of 9:00am the following day. Therefore a timely check in is encouraged.

CHECK-OUT

Check-out time is 10:00am. Tenants occupying the property beyond the checkout time, time being of the essence, will be charged an amount equivalent to one days rent for each hour of occupancy beyond the checkout time. This provision shall not be construed to permit the Tenant to stay an additional night or stay beyond the check out time without having reached prior written agreement with Owner. The tenants, upon termination of the term, shall deliver all keys, etc., to the owner or his agent.

CLEANING/TRASH REMOVAL

Tenants must leave the property clean upon vacating, in the same clean condition as it was upon occupancy, failing which cleaning fees shall be deducted from the security deposit.

Check-out time must be met to allow cleaning crews to complete their work for the next guest(s). Each rental property should have a list posted on the refrigerator that will contain information regarding trash removal, check-out procedure, and emergency phone numbers.

TELEPHONE CALLS

Most properties are equipped with telephones for local and emergency calls only. Owners have placed call blocks against incoming and outbound charge calls. No long distance charge calls may be placed or accepted from such properties. The Tenant will need a calling card or cell phone.

Please review all terms and conditions of occupancy included in the Rental Agreement Contract. These terms apply to all properties and are not subject to modification.

In the event of a breach of contract, upon demand, tenants agree to yield up the immediate possession to the owner or his agent, and failing to do so, pay liquidated damages for the entire time such possession is withheld at twice the daily rate. However, the provisions of this clause shall not be held to be a waiver of the owner of his agent to re-enter immediately at the end of the term or to enter immediately at the end of the term or to enter immediately upon violation of any of the provisions herein.
